Allendale

Attained by the City of Strathcona in 1907, Allendale subsequently became a suburban community of the city of Edmonton, Alberta, Canada in 1912 when the cities of Strathcona and Edmonton merged. It was named after a family, the Allen’s, who lived and worked an area of land located there before its annexation to Strathcona.

Allendale is bordered by 70 Avenue to the north, the Canadian Pacific Right of way and 104 Street to the east, 61 Avenue on the south, and 109 Street to the west. The Hazeldean neighbourhood is just to the east of the railway right of way. Other surrounding districts include Queen Alexandra to the north, McKernan to the northwest, Parkallen to the west, Lendrum Place to the southwest, and Pleasantview to the south.

Construction of the community of Allendale began just before the end of World War II, and continued on into the 1960’s and 1970’s, with only a small number of residential properties being built after 1980. The most common types of housing units in the community are single-family homes, with over 70% of residential property being of this type (according to the 2005 municipal census). Low-rise apartments and duplex housing comprise the remaining portion of residential property. A little more than half of these dwellings are rental property.

One public school, Allendale Elementary Junior High School is located in the neighbourhood. St. Agnes Catholic School is also located in Allendale.

Ambleside

Ambleside is a new suburban area located in the southwest portion of Edmonton, Alberta, Canada. Anthony Henday Drive borders the north, with 141 Street to the east, Ellerslie Road to the south, and 170 Street making up the border on the west. Windermere Boulevard serves as the main roadway into the community. Surrounding areas include Windermere Estates and the Windermere area to the south and the entire west, the Heritage Valley area to the south and southeast, and the MacTaggart area to the northeast. The district of Haddow is located to the north.

In October 2007, the Edmonton Transit System began bus service to Ambleside.

Aspen Gardens

The residential community of Aspen Gardens is located in southwest Edmonton, Alberta, Canada. Created with the intent to attract those seeking a quiet, wealthy suburban community with spacious, grand homes and beautiful, engaging landscaping, Aspen Gardens looks out upon the Whitemud Creek Ravine.

In accordance with the 2001 federal census, a large part of construction in the area occurred in the 1960’s (71.8%), with a small percentage of development occurring into the 1970’s (22.9%). A majority of the residential housing units in the Aspen Gardens district are lived in by the owners.

Bearspaw

Named after a Stony Indian Chief, Masgwaahisd (Bearspaw), Bearspaw is situated in the southwest portion of Edmonton, Alberta, Canada and is in close proximity to the South Edmonton Common, an open-air retail development offering a large number of shopping and service opportunities.

The northern border of the community lies about a half a block to the south of 18 Avenue. It is bordered on the east by Calgary Trail/Gateway Boulevard, and to the west by Blackmund Creek Ravine. Anthony Henday Drive serves as the southern border.

In accordance to the 2005 municipal census, 72% of residential properties in the community are single-family homes. The remainder is duplex housing and townhouses. A large percentage (93%) of these properties are lived in by the owners. The majority of development in Bearspaw began in the 1970’s, and continued into the 1980’s, with the majority of construction taking place in the 1980’s (2001 federal census).

Belgravia

Situated just southwest of the campus of the University of Alberta, the neighbourhood of Belgravia in Edmonton, Alberta, Canada, was dubbed after the 19th century London Belgravia and one served as the end of the Edmonton Radial Railway.

Belgravia looks out upon the North Saskatchewan River lowlands to the west, and is bordered by Belgravia Road on the south, overlooking Fox Drive on the southwest. University Avenue serves as the boundary on the north, with 114 Street to the east. Adjacent communities include Windsor Park (north), McKernan (east), Parkallen (southeast), and Grandview Heights (southwest). The University of Alberta lies to the northeast, with the University of Alberta Farm to the south. The Neil Crawford Centre is also south of this residential district.

Blackmud Creek

A newer community situated in the southwest portion of the City of Edmonton, Alberta, Canada, Blackmud Creek did not develop until after the 2001 federal census. In accordance with the 2005 municipal census, 88% of the dwellings in the neighbourhood are single-family homes. The rest are comprised of duplex housing and low-rise apartments. Nearly all (96%) of dwellings in the area are lived in by the owners.

The Blackmud Creek community is located within 10 minutes of the South Edmonton Common, a huge shopping district offering a large number of stores, shops, restaurants and entertainment. Surrounding newer neighbourhoods include Callaghan, Blackburne, MacEwan, Rutherford, and Richford.

Blue Quill

Situated in the southwest portion of Edmonton, Alberta, Canada, the suburban community of Blue Quill, as well as the adjoining Blue Quill Estates district, is named in behalf of a great chief of the Saddle Lake Band, Chief Blue Quill.

A portion of Saddleback Road, east of 115 Street, and a utility passageway just west of 115 Street, serves as the northern boundary of the Blue Quill neighbourhood. The community is bordered to the south by 23 Avenue, 111 Street on the east, and 119 Avenue to the west. Saddleback Road runs through Blue Quill, and the Blackmud Creek Ravine rests at the southwest corner of the Blue Quill district.

While a small percentage of the residential properties in the area were constructed before 1970 or after 1990, the majority (62.9%) of the homes were built in the 1970’s, with 25.8% constructed in the 1980’s (2001 federal census). About 58% of these dwellings are low-rise apartments, with 27% being single-family homes (2005 municipal census). Townhouses and duplex housing comprise the remainder. In accordance with the 2005 municipal census, 62% are rental property, while 38% are lived in by the owners.

Brander Gardens

Looking out upon the North Saskatchewan River lowlands to both the north and the west, the Brander Garden district is a suburban community situated in the southwest portion of Edmonton, Alberta, Canada. Fort Edmonton Park lies in the river valley just below the community. The lowlands to the north and to the west border the Brander Gardens neighbourhood. Whitemud Drive serves as the eastern boundary, and 51 Avenue borders on the south.

Construction in the Brander Gardens district, according to the 2001 federal census, took place primarily in the 1970’s, with three fourths of the dwellings in the area being built at this time. A small percentage of the residential properties were constructed in the 1960’s (13%) and 1980’s (8.4%).

Low-rise apartments and condominiums account for about 36% of the dwellings in Brander Gardens (2005 municipal census). Single-family homes make up 30%, with townhouses (24%) and duplex housing (10%) comprising the remainder. Three fifths of the residential properties in the district are lived in by the owners, while the other two fifths are rental property.

Bulyea Heights

Bulyea Heights named after George H.V. Bulyea. first Lieutenant Governor of the Province Of Alberta, is a newer residential neighborhood to the South West Edmonton, Alberta, Canada area.

West of Bulyea Heights is Terwillegar Drive. To the south is Rabbit Hill Road. Directly North is Whitemud Drive and to the East you find Whitemud Creek Ravine. The first residential homes appeared on the scene in the late 1980’s, with 45.8% of the homes being built from 1986 to 1990. During the 1990’s 53.2% of the existing homes were completed.

Brookside

Brookside, is a residential community that overlooks the North Saskatchewan River Valley and Whitemud Creek Ravine in south west Edmonton, Alberta, Canada.

To the west and south of Brookside is Whitemud Drive. Directly north is the North Saskatchewan River Valley and to the east is Whitemud Creek.

The 2001 federal census reports that Brookside was developed over the span of 3 decades. In 1960’s, 50.4% of homes were built. In the 1970’s 40.4% (or 2 out of 5) were completed with the final phase finished in the 1980’s.

The majority (83% or 4 out of every 5) of dwellings in the Brookside community are single family homes. Row houses are at a rate of 10% (or 1 in 10), and rented low rise (maximum of 4 stories) apartments make up a small 6% of the housing community. As reported by the 2005 municipal census.

Also recorded in the 2005 municipal census, 83% (or 4 out of 5) of homes in Brookside are owner occupied with a small 17% (or 1 in 5) rental rate.

Carter Crest

Carter Crest is a residential community with a triangle shaped, designed neighborhood in South West, Edmonton, Alberta, Canada.

Terwillegar Drive is to the West of Carter Crest, Rabbit Hill to the North. South of Carter Crest and North of 29th Avenue is a utility corridor.

Carter Crest first broke ground after 1990 with all homes being single family residences (71% or 7 out of 10), row houses (16% 1 in 6) or duplexes (13% or one eight).

Empire Park

Empire Park is an area of southwest Edmonton located near Southgate mall.  Calgary Trail is close by, and provides an easy transportation route to many key areas of the city.  Also close by is 111 St, which provides a direct route to Downtown and the University.

According to the last national census, a large amount of the properties in the area were developed during the 1960’s and 1970’s.  According to the statistics gathered, around 74% were built during this time.  The rest of the neighbourhood was developed between the beginning of the 1980’s and now.

Unlike most areas of the city, rented apartments are the most common type of property in Empire Park.  About 72% of properties in the area are apartment buildings.  This leads to most of the homes in the area being rented, around 94% to be exact.

Soon the neighbourhood will be serviced by the Southgate LRT Station, which will provide light rail transit to various areas of the city.  This will benefit Empire Park, as renters generally rely of public transit more often than home owners. 

Two schools are located in Empire Park, LY Cairns School and McKee Elementary.

Ermineskin

An area in the southwest of Edmonton named after a Hobbema chief, it is bordered by 111th street, 23rd avenue, Calgary Trail, and 29th avenue. 

Some properties in the area were built during the 1960’s and before, but most of the area was developed during the 1970’s and 1980’s.  About 40% were constructed during the seventies and 30% during the eighties.  Recently, the old Heritage Mall site has started being developed into a condominium complex.  Their will also be a major LRT station at the site which will be a hub for south side transit traffic.

According to the last Edmonton census, most of the homes in the area are rented apartments and condos.  These account for the about two thirds of all homes in the area.  This is divided pretty equally between low rise and high rise buildings.

Falconer Heights

Falconer Heights in west Edmonton, Alberta, Canada is a community residential development that is connected west of Riverbend Road, north of Rabbit Hill Road, east of Terwilliager Drive and to the south lies a area of land yet undeveloped near 29th Avenue.

The Falconer Heights development was started after 1985, according to a 2001 federal census. A small minority of homes were built (12% or 1 in 8) at the end of the 1980’s with the majority (87% or 7 out of 8) completed in the 1990’s. The 2005 municipal census reports that single family homes make up 61% (3 out of 5) of the community, while 1 in 4 (24%) live in condominium’s or apartments. Grandview Heights

Grandview Heights, built on land orginally owned by the McCauley family in the 1880’s is a residential community in south west Edmonton, Alberta, Canada.

The Grandview Heights community is north of North Saskatchen River Valley, west of White Mud Creek Ravine, and south and east of the University of Alberta farm. Nearest road access and directions to the neighborhood is to travel south on 122 street or by Belgravia Road and Fox Drive from the north.

Though relatively centrally located, Grandview Heights has no surrounding neighborhoods, but Landsdowne, Belgravia and Brookside are nearby. The majority of homes in this community were built in the 1960’s (17 out of 20) with the majority of homes being single family residences (95%). The remainder are apartments with a maximum of 4 stories as reported by the 2001 federal census. The majority of homes are owner occupied.

The average household income, compared to the Edmonton area as a whole, is substantially higher.

Greenfield

Greenfield, also known as Petrolia is a community of residential homes south west of Edmonton, Alberta, Canada. Petrolia may be a reference to the Petrolia Shopping Centre located within the area but Greenfield was named to recognize Herbert Greenfield who led the United Farmers Party and from 1921 to 1925 was Premier of Alberta.

Residential construction was started and finished within the period of 3 decades 1960 (77% or 3 out of 4), 1970 (20.6% or 1 in 5) and 1980. Single family homes comprise the majority of the community (92% or 9out of 10) with the remaining being an equal distribution of apartments and duplexes. The apartments are rented with approximately 1/2 of the duplexes are rented. The remaining duplexes and single family homes are occupied by their owners (91%).

There are 3 established schools within the boundries of the community:

Greenfield Public School, which is provided by the Edmonton Public School System
St. Stanislaus Catholic Elementary, provided by the Edmonton Catholic School System
The Academy for Maths and Science which is independently run and is located in the Petrolia Shopping Centre.

Residence not only have ease of access to the Petrolia Shopping Centre, by following 111 Street they can also easily drive to Southgate Centre. With the completion of the LRT extension this will also provide residents easy connection to the LRT stations at Century Park and Southgate.

The average Greenfield household income is above the average income within Edmonton City.

Haddow

Haddow, in south west Edmonton, Alberta, Canada is a residential neighborhood designed in the shape of a triangle. To the south west of Haddow is Anthony Henday Drive. To the south east is Terwillegar Drive. North of Haddow is 29th Avenue and a strip of undeveloped land.

A newer neighborhood, with the majority of single family homes (78%) being constructed after 1995. Along with these single family homes, apartment type condominiums (11%) with 5 or more stories, duplexes (6%) and row houses (4%) were built to complete the development. These single family, condominiums, duplexes and row houses are all owner occupied.

Centrally located to the Haddow community is Haddow Park. It’s features include asphalt walking trails, playground, athletic fields, a toboggan hill, and ice rink that is open during the winter months. The park also provides a dog area, on-leash only.

At the north western side of the Haddow community, a trail has been created to provide walking enjoyment to North Saskatchewan River valley and Terwillegar Park.

Henderson Estates

Henderson Estates is a residential community that overlooks the Saskatchewan River Valley, located in south west Edmonton, Alberta, Canada. North of Henderson Estates is Rabbit Hill Road and east is Riverbend Road. South of Henderson Estates is an undeveloped area of land to 29th Avenue.

Residential development of Henderson Estates started in the 1980’s (3 out of 5 or 60.3%) and was continued in the 1990’s (2 out of 5 or 37.7%). More residential homes were built after the 2001 census report.

According to the municipal census of 2005, the majority of homes are single family (92%) with the remainder being duplexes (8%). As of 2005, all but 3 residences were recorded as owner occupied.

Hodgson

Hodgson, is a residential community built after 2001 is relatively new to the south west Edmonton, Alberta, Canada area.

South of Hodgson is 23rd Avenue. East is Whitemud Creek Ravine. West is Rabbit Hill Road and north is the utility corridor near 29th Avenue. Just under half (49%) of the homes in Hodgson are single family homes. Most of the remaining half (46%) are apartment style condominiums with a maximum of 4 story, low rise buildings. Keheewin

Keheewin, translated "eagle" in the Cree language is a residential community in south west Edomonton, Alberta, Canada.

To the west is 111 Street. East of Keheewin is Calgary Trail/Gateway Boulevard and to the north is 23rd Avenue and half a block south is 18th Avenue.

Edmonton International Airport and destinations south of Edmonton can be easily reached from Calgary Trail while Gateway Boulevard provides a direct route to Old Strathcona, the downtown district and the University of Alberta.

The 2001 federal census reports that most of the community was built over 3 decades. In 1970’s (14.2% or 1 in 7), in the 1980’s (64.2% or 3 out of 5) and finally in the 1990’s (19.9% or 1 in 5). However, the City of Edmonton reports that the Keheein community is not a complete community yet, with more development scheduled at a future date. See for more information.

Based on the report of the 2005 municipal census, the majority of homes (49%) are single family dwellings with apartments and condominiums at a maximum height of 4 stories being at 1 in 3 (36%). The remaining homes are 4% duplexes and 10% row houses.

Owner occupied are at 83% (4 out of 5) with 17% (1 in 5) being rentals.

Lansdowne

Lansdowne is not so much a residential community as it is a neighborhood overlooking Whitemud Creek Ravine in south west Edmonton, Alberta, Canada.

The City of Edmonton website describes Lansdowne with "a quiet pastoral atmosphere [with] the opportunity to view the rural, agricultural setting of the University of Alberta Farm..."

Lansdowne is a short driving distance to the Snow Valley Ski Hill and within walking distance to Michener Park, which is a social hub for students attending the University of Alberta.

Average occupancy rates are 2.3 persons per household. 1 in 4 homes support 4 or 5 people and 2 out of 3 homes listed as having 1 or 2 occupants.

The 2001 federal census indicates that this neighborhood was built through the 1960’s and into the 1970’s with the most built homes (64%) being single family residences. Low rise apartments are at 25% and high rise apartments at 10% which completes the community. Most of the single family homes are owner occupied as well as most of the apartments are currently rented.

The majority of homes in the vicinity of Whitemud Creek Ravine are priced higher than the homes near Whitemud Drive.

According to a recent survey, Lansdowne is an ethncially diverse community, with multiple ethnic origins. The survey respondents included Canadians (6.9%), English (3.1%), Chinese (2.9%), German (2.9%), Ukranian (1.4%), Polish (1.2%), East Indian (1.2%) and Scottish (1.0%).

The average earnings per household ($86,862 in 2001) are significantly higher then the city average ($57,360) with 1 in 3 households reporting an income of over $100,000 a year.

Leger

Leger, located in the Terwillegar Heights, is a newer community of south west Edmonton, Alberta, Canada.

A 2005 municipal census reports that approximately 82% (4 out of 5) homes are single family dwelling residences. The remaining 18% are duplexes (14%) and row houses (4%). Most home (92%) are owner occupied.

The Edmonton Catholic School System has established the Archbishop Joseph MacNeil School, a kindergarten to junior high (K-9) school in the Terwillegar Heights neighborhood. Though not yet completed a public high school, transit center and state of the art recreation center is also being added.

To the south of Leger is 23rd Avenue, on the west is Terwillegar Drive, to the east Rabbit Hill Road to the north is a utility corridor running north of 29th Avenue.

Lendrum Place

Located in south west Edmonton in Alberta, Canada, the residential neighbourhood of Lendrum Place has been welcoming families since just after World War II. The area is bordered by 61st Avenue on the north, 51st Avenue on the south, 115th Street on the west and the 111th Street on the east.

Bearing the name of Robert Lendrum, an early surveyor, the development saw its biggest growth in the 1960s when a little over 80% of the homes were built. About 11% of the homes date back to the period between the end of World War II and 1960. The remaining residences, roughly 7%, date from 1970 to 1985.

The majority of the homes (77%) are single family properties, the remaining are rentals in low rise apartment buildings of less than five stories. Almost three out of four residential units, homes and apartments are owner occupied.

Upon completion, the area will be served by the South Campus and Southgate LRT stations. Southgate Centre, a major shopping mall to the south east as well as a smaller strip mall near the neighbourhood’s eastern edge conveniently serves the area. Schools include St. Martin Catholic Elementary School, Lendrum School and Avalon Junior High.

MacEwan

MacEwan, a south Edmonton residential area is bordered by Anthony Henday Drive to the north and Ellerslie Road on the south. The western boundary is by 127th Street, and fronting its east is 111th Street. There is one school within the neighbourhood’s borders, the Victory Christian School.

Just over half of the residences in this Alberta, Canada locale are single family homes. The remainder are duplexes (19%) and apartment style condos and rental apartments (29%). Over 80% of all properties in MacEwan are occupied by the owners.

Mac Ewan made the news on July 21, 2007 when a fire swept through a 149 unit condominium complex, still under construction, and an adjoining 18 duplexes. The fire, ruled arson by local authorities, caused roughly $20 million in damages and was the largest residential blaze in Edmonton’s history.

Malmo Plains

Named for a type of soil, malmo silty clay loam, this south west Edmonton, Alberta, Canada neighbourhood encompasses Michener Park. In its role providing residential units for the University of Alberta, Michener Park has the majority of the rental apartments in the neighbourhood, 26% in total, and occupancy is limited to students and their families.

Most of the residences in Malmo Plains were constructed in the 1960s, almost three out of four. Just over half of the residences are owner occupied single family homes. The remainder are apartments and row houses with a high percentage of rentals.

Malmo Plain’s border to the north is 51st Avenue, to the south Whitemud Drive, to the east 111th Street and in the west 122nd St. Once completed in 2010, the neighbourhood will have light rail service from the Southgate LRT station.

Edmonton’s Southgate Center, one of the city’s major malls, as well as two strip malls in adjoining neighbourhoods provide convenient shopping outlets. Two schools, the public Malmo Plains Elementary and the private Montessori School are within the residential areas borders.

McKernan

James McKernan was a noted businessman in the City of Strathcona, Alberta, Canada and this south west Edmonton neighbourhood is his namesake. Strathcona was annexed to Edmonton in 1912 but the majority of residential construction did not happen until just after World War II.

Today McKernan is a mixture of duplexes and single family homes with a high percentage of renters. It also shares a small commercial area with its neighbour, Belgravia. Located at 76th Avenue and 115th Street, the strip mall occupies three lots and two buildings, one of which was built in 1948. It originally had two commercial spaces on the mail level and three apartments above. One of the commercial bays was the long time home of Rogers’ drug store, which operated in this location until 1976. The family maintained a home in one of the upstairs apartments.

It was then sold to Monco Holdings and to this day has been home to several businesses including the McPhee Workshop (crafts and sewing) and a used bookstore, Belgravia Books and Treasures. One of the empty lots has been converted to a park displaying sculptures and a prairie garden, contributing to the area’s appeal.

Parkallen

Southern Edmonton, Alberta, Canada is home to Parkallen residential area just east of the Neil Crawford Centre and the University of Alberta Farm. Most of the residential area was built between the end of World War II and 1960 and about 80% are single family homes. The rest consists of low rise apartments of five stories or less, duplexes and row houses.

About two thirds of the neighbourhood’s housing units are owner occupied. Parkallen has a relatively mobile population with just under half of the residents living in the same home for five years or more. It has very good access to the main campus of the University of Alberta via 113th Street.

Parkallen is bordered by 71st Avenue to the north, 61st Avenue to the south, 113th Street to the west and 109th Street to the east. When completed the South Campus LRT station, located west of the Neil Crawford Centre, will provide excellent light rail access.

Southgate Centre, one of Edmonton’s most popular malls, is just south of the area. Parkallen School is within the borders, as is the Violet Archer Park, one of the city’s open, green spaces.

Pleasant View

Pleasantview has been a part of south west Edmonton, Alberta, Canada since 1914, but residential construction did not start until after the end of World War II. Construction blossomed in the 1960s when just under half of the area’s homes were built. A smaller building boom in the 1970s contributed another 22% to the total family residences.

Though the population is fairly mobile, almost half of residents have lived in the same home for five years or more. Pleasantview is very community minded and has a meeting hall that is not only rented out for weddings and other social functions, but serves as a base for residential services programs.

Pleasantview is bordered by 61st Avenue in the north, 51st Avenue in the south, 111th Street in the west and in the east by 104th Street, or the Calgary Trail. Upon completion in 2010, the area will have access to the light rail system via the Southgate LRT station.

There is one public school in Pleasantview, the Mount Pleasant Elementary School. Residents have easy access to Southgate Centre, one of Edmonton’s major malls, south Edmonton Common, the Neil Crawford Centre and the University of Alberta campus and farm.

Queen Alexandra

Queen Alexandra is in an older part of south western Edmonton, Alberta, Canada. The neighbourhood is named for Alexandra, the wife of Edward VII of England. The area is a combination of residential and commercial zones, the north edge being bordered by Whyte Avenue and the culturally astute and commercially viable Old Strathcona area. The southern border is 70th Avenue, the west 109th Street and the east 104th Street. The University of Alberta campus is just to the west via either 109th or 104th Streets.

Construction began in Queen Alexandra prior to World War II and continued through the 1980s and was fairly even throughout the decades. The 1970s heralded a modest amount of redevelopment included in the more than 30% of the area’s homes being built through that decade.

Rental apartments make up the majority of housing units in Queen Alexandra, making this a fairly mobile community. Over half of all residential units are apartments in low rise buildings of less than five stories. Only one in three residences are single family houses. The remainder are made up of multi-family and duplex homes and some newer high rise apartment buildings. Four out of five, or 80% of residences are rental properties.

Ramsay Heights

Walter Ramsay came to Edmonton in 1899 to teach and ended up becoming the city’s first commercial florist. Ramsay Heights, overlooking the Saskatchewan River valley in Alberta, Canada is his namesake. It is bordered by that same river in the north and by 40th Avenue to the south. Whitemud Drive frames the east and Terwillegar Drive the west.

Residential development did not get started in earnest until the 1970s with more than 42% of the residential properties constructed in that decade. The 1980s were equally prolific, with just under half (48%) of available units completed. Prior to this building boom less than 5% of homes were built in the period between the end of World War II and 1970. After the 1980s construction slowed considerably and less than 4% of Ramsay Heights’ housing was built after 1990.

The single family home accounts for over half of all residential housing options. Apartments and condominiums in low rise buildings attribute to 33% of the housing market and the remainder consists of duplexes and row houses. Two thirds of the properties are owner occupied.

Rhatigan Ridge

Thomas Rhatigan, crowned “World Oat King” at Toronto’s royal Winter Fair in 1953, 1966 and 1970 lent his name to this fairly new neighbourhood in south west Edmonton, Alberta, Canada. It overlooks the North Saskatchewan River, which is also Rhatigan Ridge’s western boundary. The south is framed by Rabbit Hill Road, the north by 40th Avenue and the east by Terwillegar Drive.

Less than 4% of the residential home inventory was completed prior to 1980. The biggest building frenzy occurred in the 1980s when over two thirds of the homes were completed. Construction was still going strong in the 1990s when just under a third of all properties were completed.

Nine of every ten properties in Rhatigan Ridge are single family homes. Duplexes account for roughly 7% and the remainder are row houses. The majority of the population has taken root with the intent to stay. Almost 98% of the homes are lived in by their owners.

Richford

Richford, in south west Edmonton, Alberta, Canada is a newer neighbourhood that favours single family homes. It overlooks the Blackmud Creek Ravine which serves as its eastern and northern borders. The west is bordered by 111th Street, also known as the James Mowat Trail and the southern boundary is Ellerslie Road.

The 2005 municipal census showed that Richford had only 161 residents at that time. The majority are home owners and approximately 96% of the properties are owner occupied. Two of every three residential units are single family homes, the remainder are duplex properties.

Those who live in the community minded neighbourhood of Richford have the use of the Ellerslie Rugby Park. It is an excellent venue for fans of the game of rugby to either participate in a match or root for their fellow Richfordites from the sidelines. This fairly young community has room to grow.

Rideau Park

Rideau Park, bordered by the Calgary Trail on the east, is located in south west Edmonton, Alberta, Canada. The name is taken from the French; Rideau means “curtain.”

Its northern border, Whitemud Drive leads to the popular West Edmonton Mall. To the west 11th Street leads to the downtown core and the culturally progressive Whyte Avenue. 40th Avenue and 106th Street frame the south. The Edmonton International Airport is conveniently close, reached by the Calgary Trail.

Rideau Park’s building boom was in the 1970s when over 80% of its residential units were constructed. Most of the remaining residences are from the 1960s and there has been only a trickle of building activity since 1980.

Over half of the residential units are apartments in low rise buildings of less than five stories. Apartment style condos, also in low rise structures make up an additional 12%. Single family homes and duplexes make up the remainder of Rideau Park’s housing units. More than half of the available residential space consists of rental units.

Royal Gardens

Royal Gardens is located in south west Edmonton, Alberta, Canada. Most of this residential area’s development occurred in the 1960s and to a lesser extent the 1970s. The area is bordered by Whitemud Drive in the north and 40th Avenue in the south. It is fronted by 119th and 121st Streets to the west, and 111th Avenue borders the west. The Southgate LRT Station, when completed in 2010 will give Royal Gardens access to the light rail system.

Construction in the 1960s produced two out of three of the areas residential units. Most of the remaining housing units were created in the 1970s with construction slowing to a slow crawl in the decades since.

The most common type of residence is the single family home, making up 43% of the total. This is followed by apartments and apartment type condominiums at 34% and row houses at 19%. The remainder are made up of duplexes, triplexes and other multi family stand alone structures. Roughly 57% of residential housing units are occupied by their owners.

Rutherford

Rutherford, a newer community in south Edmonton, Alberta Canada is home to an increasingly larger number of younger families. More than 85% of the residences are single family homes which appeals to this demographic. The remainder of Rutherford’s housing consists of duplexes and a few row houses. Almost 96% of the areas residential housing is owner occupied.

Rutherford is bordered on the south by Blackmud Creek Ravine and 127th Street. That boundary is connected by a line between the two that ends at about 25th Avenue SW. The north is framed by Ellerslie Road, the east by 111th Street, also known as the James Mowat Trail and the west by 127th Street.

Skyrattler

Named after Chief Skyrattler of the Winterburn band of Alberta, Canada, this south west Edmonton neighbourhood got its start in the 1960s. Most of the area’s development occurred in the 1970s (38%) and the prolific 1980s (53%). By 1990, construction in Skyrattler essentially ceased.

Just a little under half of the residential properties are apartments and apartment type condominiums in low rise buildings of less than five stories. Only 16% of residential offerings are single family homes. Duplexes make up the remaining 12%. It is a fairly mobile community, with only 40% of its residents living in the same property for five years or more. Rental property makes up 47% of the housing inventory.

Skyrattler is bordered by Blackmud Creek on the west and south west ends. The neighbourhood is framed by 23rd Avenue on the north and by 111th Street on its eastern edge. Skyrattler is home to Taylor University College and Seminary.

Steinhauer

In the mid 1800s a missionary named Henry Bird Steinhauer ended his wanderings in Alberta, Canada. The Steinhauer residential neighbourhood in south west Edmonton bears his name. Steinhauer Park is also located within the areas boundaries.

The neighbourhood’s development did not start until after 1970 with the majority of its construction, almost 90%, being done between 1970 and 1980. Most of the remaining residential offerings were constructed in the 1980s with the neighbourhood being virtually complete by 1990.

Steinhauer’s most common type of property is the single family home, making up almost three out of four residential units. The remaining properties are row houses, save for one duplex in the area. Sweet Grass

Sweet Grass is one of the more affluent residential neighbourhoods in south west Edmonton, Alberta, Canada. It is named for Chief Sweet Grass, a Cree leader that was by nature a conservationist and who helped to initiate protection of the Plains Bison.

The southern border of Sweet Grass is Saddleback Road and a utility section of Edmonton that is just north of 29th Avenue. The west is fronted by 119th Street, the east by 111th Street and the northern edge by 34th Avenue. Upon completion, Sweet Grass will have light rail access via the Century Park LRT Station in nearby Ermineskin.

Construction of residential housing occurred mostly in the 1970s and 1980s when over 90% of the properties were built. Single family housing is the most popular housing choice, making up 44% of the inventory. Row houses make up 36% and low rise apartment buildings (five stories or less) account for 19% of the total. Roughly two thirds of the residential properties are occupied by their owners and over half of the population have lived at the same address for more than five years.

Sweet Grass Elementary School, a public facility and St. Theresa Catholic School, a private venue are within neighbourhood boundaries.

Terwillegar Towne

Terwillegar Towne in south west Edmonton, Alberta, Canada is a newer neighbourhood, with an equally new urban layout. This 1995 development is an attempt to bring back the concept of community with pathway system leading to small parks, a neighbourhood square and gazebo. They have reinvented the concept of wide front porches encouraging interaction between neighbours.

The neighbourhood is fronted by Terwillegar Boulevard to the south, 23rd Avenue on the north, and 142nd Street to the east. Tervillegar Drive and 156th Street make up the western border. Shops and transportation links are available in adjacent Riverbend.

Twin Brooks

Twin Brooks is a triangle shaped neighbourhood in south Edmonton, Alberta, Canada and is one of the newer residential areas in the city. The majority of the homes were constructed after 1985 and the preference is for single family homes, followed distantly by duplexes. Westbrook Estates

Westbrook Estates is an upscale neighbourhood in south west Edmonton, Alberta, Canada. It overlooks the Whitemud Creek Ravine on three sides with access via 119th Street on its eastern border. Windermere Estates

Windermere Estates, overlooking the North Saskatchewan River valley is one of the newest developments in south west Edmonton, Alberta, Canada. The river valley actually borders the west and north west sections of the neighbourhood. The south is fronted by Ellerslie Road, the east by 170th Street and Terwillegar Drive and the north east by Anthony Henday Drive.

At last count there were 84 single family homes in Windermere Estates, but as this is a new development the number changes frequently. As the name implies, many properties come with a considerable amount of acreage and do afford a high degree of peace and privacy. The rolling terrain affords scenic views of the North Saskatchewan River from some of the homes. Windermere Estates is one of the most affluent neighbourhoods in the Edmonton area.

This prime neighbourhood is just a few minutes from the Windermere Golf and Country Club on Ellerslie Road. There are several other golf courses tantalizingly close to Windermere Estates.
