Online Marketing

The statistics have never been clearer. Over 90% of consumers research their real estate transaction online before becoming active. So with this knowledge and the assistance of an online marketing company I have formulated my online marketing strategy.

Anyone in the country (or around the world even) will be able to find my website when searching for Real Estate In Edmonton. My site appears organically or naturally on the 3 major search engines (Google, Yahoo, and MSN (Microsoft Network). In addition to this, I do pay for advertising on Google and other pay-per-click sources online to generate the maximum number of visits to my site possible.

When you list your property with me, it will also be shown on various classified boards online as well. Your listing will appear on Kijiji and other websites. This combined with my organic ranking and paid ads gives your listing maximum opportunity to be discovered by potential buyers.

Another thing I do is make sure that your listing is available on www.mls.ca. By submitted it to the Edmonton Real Estate board, this ensures it is listed on the Multiple Listing Service which allows other realtors® in the area the chance to discover your home and present it to their customers. It also makes sure that your home is on realtor.ca with a link to my website where your listing is featured as well.

Other Tips And Services I Provide To My Listing Clients


- Go through your house or condo with you at my side to provide you with recommendations on things that you can do to prepare your home for viewings. I will make sure to provide valuable tips so you can make sure to make positive changes to your home to ensure your home is as marketable as possible.

- Present your home at sales meetings in my Re/Max office to other realtors who may be looking for homes that match yours. I will also make sure your home is promoted via an Open House if we feel this will necessary to provide exposure for your home.

- Make certain that keys are available in lock boxes so licensed local realtors can take their clients to view the property at any time. I will make sure that you are provided notice in advance that the showing will be taking place.

- Keep you up to date on changes in the marketplace. This will ensure you are aware of any necessary shifts in prices (up or down) and their potential to affect the sale of your home.

- Make sure that all prospective buyers are qualified to purchase your home and won’t leave you hanging with poor credit and lack of proper financing.

- I will represent your home in an extremely professional way, conducting myself with the greatest ethics to make sure that no realtor who leaves your property has a poor feeling. I will also make sure that your priorities are always front and centre when negotiating for the best price and terms for your needs.

- Send direct mail to my clients past and present as well as blanket neighbourhoods to ensure that your home is seen by prospects already familiar with the area.

- Obtain a copy of the mortgages on the property if you desire this service. This will help to make sure that there is accurate information pertaining to liens on the property.

- Check with the provincial government of Alberta Land Title Office to gain a copy of and personally go over the title of your property.

- Send out a just listed flyer to every home in your postal area. This uniquely made flyer will outline several photos of your home and go over the pertinent features.

- Work with relocation resources to present your home to those looking to transfer to the Edmonton area.

- Provide you with up to date communication in regards to the progress in selling your home/

- Put together offers for your property in writing and make sure they are presented to you promptly to give you maximum time to decide to accept or reject each offer.
